No. HAUS is an independent tenant-side real estate service. We work only with IENYC students because we know the program, the timeline and the campus, but we are not endorsed by, partnered with or affiliated with the school.

Our fee is one month’s rent, paid at lease signing, with the $500 start deposit credited to it. Extras, like furnishing, are optional.

To start working together, there’s a $500 deposit. It isn’t an extra cost: it’s an advance, credited against your fee when you sign a lease, and it protects everyone’s time and makes sure we’re aligned.

If either of us decides not to continue, you get the full $500 back within 7 days, no matter what.

Before you move in: the first month’s rent; a security deposit, which New York caps at one month’s rent; our fee, one month’s rent, with the $500 start deposit credited to it; a guarantor service if you have no US guarantor, close to one month’s rent, sometimes less; and an application fee, which New York caps at $20.

If you’re starting in January, begin in October or November. NYC inventory moves on a 30⁠–⁠60 day window, so starting earlier doesn’t help. But starting later compresses your options. We pace the process backwards from your move-in date.

Not necessarily. Without one, you need a guarantor service, arranged before signing. It usually costs close to one month’s rent, sometimes less.

Yes. This is the most common situation we work with. We don’t have a direct partnership with any guarantor company, which means we can shop the market and route you to whichever option gives you the best pricing for your profile.

In most cases, yes. We run virtual tours, walk you through the building over video, review the lease line by line and coordinate the wire and key handover so the apartment is ready when you arrive.

We tour in person at least 10 apartments that fit your criteria, and we deliver every service we promise.

There are no hidden listings: what we see, you can see. The difference is market knowledge, execution and being there in person, in real time.

Good apartments rent within 1⁠–⁠2 days of listing, to the first approved applicant. So we ask you to reply the same day after a viewing and apply within 24 hours.

Not always: digitally staged photos can flatter, and plainer, unstaged ones are often more honest. A licensed agent checks every apartment, and we tour in person.

Only established, reputable landlords and management companies, open to international students.

Yes. We can match IENYC students who want to share, or place you into an existing apartment with vetted roommates. Each lease is reviewed individually so you understand exactly what you’re signing.

You do: you sign and send the funds, then the landlord countersigns and the deal is confirmed.

We coordinate the move-in inspection, the security deposit, key pickup and any building-specific paperwork. After move-in we stay reachable for the first 30 days for anything that comes up.

Yes, as extras: furnishing, for a fee agreed with you, and move-in services, for an extra fee.

Yes: $300 when a friend you refer signs with HAUS.
