Terms & Conditions

The terms below govern your use of haus-international.com and the brokerage services we provide. Please read them carefully.

1. About HAUS International

HAUS International (“HAUS International,” “we,” us”) is a tenant-side real estate brand operated under NestApple Inc., a New York licensed real estate brokerage (License #10991225190), working exclusively with international students attending IE New York College. HAUS International is a commercial name and is not itself a licensed brokerage entity. The website at haus-international.com (the “Site”) and the services provided through it (the “Services”) are operated by HAUS International.

Real-estate brokerage services on behalf of HAUS International clients are provided by NestApple Inc., a New York licensed real-estate brokerage (License #10991225190). Services are supervised by Nicole Fishman, Licensed Real Estate Broker (NY License #1035120616). All listings, showings, applications and lease transactions are conducted under NestApple Inc.’s license in accordance with New York State Department of State regulations.

2. No affiliation with IE New York College

HAUS International is an independent service. We are not affiliated with, endorsed by, sponsored by, or contracted by IE New York College (“IENYC”), IE University, IE Business School, or any of their respective affiliates, faculty, staff or governing bodies. References on the Site to IENYC are descriptive. They are used solely to identify the population of students we serve.

IENYC does not vet, recommend or take responsibility for our Services. Any decisions you make in connection with housing are your own.

3. Scope of services

Our Services may include, without limitation: apartment search and curation, virtual and in-person tours, application preparation, guarantor guidance, lease review, negotiation with landlords and managing agents, and move-in coordination. The specific scope for any given client is established between you and your assigned HAUS International agent. In accordance with New York Real Property Law §443, HAUS will provide you with the required Agency Disclosure Form prior to or at the time of your first substantive consultation.

We do not own, operate, manage, lease or sublease any of the properties shown to you. We are not a landlord. We do not guarantee the availability, condition or pricing of any specific property. These are controlled by the landlord or managing agent and may change without notice.

4. Fees

Unless otherwise agreed in writing, our standard concierge fee is equal to one (1) month’s rent on the lease you execute, payable at lease signing. The fee is invoiced by NestApple Inc.

You are not charged a fee if no lease is executed. Third-party costs are paid directly by you to the relevant party and are not part of our concierge fee. These include landlord application fees, credit-check fees, security deposits, broker fees charged by listing brokers, guarantor service fees and building move-in fees. We will disclose these costs as soon as we identify them on a given property.

5. Guarantor guidance

We do not own, operate or have a captive partnership with any guarantor company. When required, we route you to whichever third-party guarantor product gives you the most favorable pricing for your profile. Approval, pricing and terms are determined solely by the guarantor provider; we make no guarantees as to outcome.

6. Fair Housing

HAUS International and NestApple Inc. comply with the federal Fair Housing Act, the New York State Human Rights Law and the New York City Human Rights Law. We do not discriminate against any person because of race, color, religion, creed, national origin, ancestry, citizenship status, age, sex, gender, gender identity or expression, sexual orientation, marital or partnership status, familial status, pregnancy, military or veteran status, disability, source of income, or any other category protected by applicable law.

The New York State Department of State’s “Standardized Operating Procedures” and the “Fair Housing Notice” are available on request and at any in-person meeting.

7. No warranty; advice

Information provided through the Services is for general guidance. We are not your attorney, accountant, immigration advisor or financial advisor. Lease review provided by HAUS International is a plain-English explanation of contractual terms. It is not legal advice. For legal, tax or immigration questions specific to your situation, consult a licensed professional.

8. Privacy & data protection

This policy explains how HAUS International handles your personal information. We’ve written it in plain English because we know our readers come from all over the world and English may not be your first language. If anything here is unclear, email info@haus-international.com and we’ll explain.

HAUS International is a commercial brand. The legal entity behind it — and the data controller responsible for your personal information under GDPR — is:

When this policy says “we” or “us,” it means NestApple Inc. doing business as HAUS International. This policy covers personal information you give us through haus-international.com and through your direct dealings with the HAUS International team. It does not cover the separate website nestapple.com, which has its own terms and cookie practices.

What we collect

When you fill out our contact form on this site, we collect:

  • Your full name, email, and phone number
  • Your IENYC program and intended move-in date
  • Your budget
  • Any free-text notes or preferences you share with us

We also keep records of communications you start with us — emails you send, calls we have, replies to booking invitations.

Once you become a client and we begin submitting applications on your behalf, we collect documents that landlords and guarantor companies require: identification, proof of funds, guarantor details, and similar items. We only collect what each application needs.

Why we collect it

We use your information to:

  • Respond to your inquiry and decide together whether we’re a good fit
  • Match you with apartments and submit applications on your behalf
  • Coordinate with landlords, managing agents, and guarantor companies during your search
  • Follow up with you about your housing status

Legal basis under GDPR (the European Union’s General Data Protection Regulation):

  • Consent — you voluntarily submit our form or email us
  • Legitimate interest — providing the tenant-side brokerage service you’ve asked for
  • Contract — once you become a client, processing your information is necessary for us to do the work you’ve hired us for

Who we share it with

  • Google. Your form submissions are stored in our Google Workspace. Google acts as a data processor under the Cloud Data Processing Addendum we’ve signed with them.
  • Landlords and managing agents. Only when you authorize us to submit your application on a specific property.
  • Guarantor service providers. Only with your express opt-in, when a guarantor product is needed for your application.

We never sell your data. We never share it for advertising. We never share it for any purpose outside helping you find NYC housing.

How long we keep your data and where it’s stored

Your data is stored on Google’s servers, governed by Google’s Cloud Data Processing Addendum and standard contractual clauses for international data transfers. Google’s infrastructure is independently certified under SOC 2 and ISO 27001 and uses GDPR-compliant transfer mechanisms.

How long we keep it:

  • Active inquiries: until your housing search is complete
  • Past clients: 24 months after our last contact with you, then automatically deleted
  • You can request earlier deletion at any time

Your rights

If you’re in the European Union, the United Kingdom, or anywhere GDPR applies, you have the right to:

  • Access the data we hold about you
  • Correct anything that’s wrong
  • Delete your data (the “right to be forgotten”)
  • Receive your data in a portable format
  • Withdraw consent at any time
  • Object to certain uses of your data
  • Lodge a complaint with your country’s data protection authority

To exercise any of these, email info@haus-international.com with the subject “Data Request.” We respond within 30 days.

Security, cookies, and changes

How we protect your data:

  • HTTPS encryption for everything in transit between your device and our site
  • Google encryption at rest on stored data
  • Internal access restricted to staff who need it
  • Two-factor authentication on every team account
  • SPF, DKIM, and DMARC email authentication
  • HSTS, Content Security Policy, and X-Frame-Options security headers on the site

Cookies. We don’t use tracking or analytics cookies on haus-international.com. Only essential cookies are used, for session continuity with embedded tools (such as Google Calendar for booking a call).

Changes to this policy. We may update it from time to time. The “Last updated” date at the top reflects the most recent revision. We’ll communicate material changes to active clients directly.

9. Cookies & analytics

The Site may use a small number of cookies and standard analytics tools to understand how visitors use the Site and to improve it. You can disable cookies in your browser settings; doing so may affect some Site functionality.

10. Intellectual property

All content on the Site is owned by HAUS International or its licensors and is protected by applicable intellectual-property laws. This includes text, graphics, logos, images and software. You may not reproduce, distribute, publicly display or create derivative works of any part of the Site without our prior written consent.

11. Acceptable use

You agree not to use the Site or Services to: (a) misrepresent your identity or your eligibility to lease an apartment; (b) submit false or misleading documentation in any application; (c) interfere with the operation of the Site; or (d) violate any applicable law or regulation.

12. Limitation of liability

To the fullest extent permitted by law, HAUS International and its officers, employees, agents and affiliates are not liable for any indirect, incidental, special, consequential or punitive damages arising out of or relating to your use of the Site or the Services. Our aggregate liability for any claim arising out of or relating to the Services is limited to the fees you paid us for the transaction giving rise to the claim.

The Site is provided “as is.” We make no warranties, express or implied, regarding the accuracy or completeness of any listing or third-party information displayed on the Site.

13. Indemnification

You agree to indemnify and hold HAUS International, NestApple Inc., and their respective officers, employees and agents harmless from any claims, damages and expenses (including reasonable attorneys’ fees) arising from (i) your breach of these Terms, (ii) your misuse of the Site or Services, or (iii) any false or misleading information you provide in connection with a lease application.

14. Governing law

These Terms are governed by the laws of the State of New York, without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Services shall be brought exclusively in the state or federal courts located in New York County, New York.

15. Changes to these Terms

We may update these Terms from time to time. The updated version will be posted on this page with the “Last updated” date below. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
