We search based on your budget, lifestyle preferences, living expectations, landlord criteria, and distance to IENYC campus. Every apartment on your shortlist has been filtered for landlords who are open to international student profiles and have worked with similar applicants. We make sure every client gets the best possible deal on their apartment.

Lifestyle and Compatibility Matching
Before we search, we understand how you live. Quiet or social. Walking distance or subway. Studio or shared. We match you to apartments that fit your life, not just your budget.
Why it mattersA technically approved apartment you hate is still a bad outcome. We make sure the match is right.

Fraud Prevention and Listing Verification
Every apartment we send has been verified by a licensed agent. We confirm the listing is real, the landlord is legitimate, and the building is in good standing. No bait listings. No scams.
Why it mattersNYC rental scams specifically target international students arriving remotely. We significantly reduce that risk.

Virtual Tours and In-Person Visits
We arrange virtual tours for clients still abroad and in-person visits for those already in New York. We ensure every client has the opportunity to view any apartment, virtually or in person, before signing.

Application Structuring
We structure your documents to match what each landlord expects. Income letters, enrollment proof, and bank statements are formatted correctly and submitted in the order each landlord requires.

Guarantor Coordination
We source guarantor options across multiple providers and identify the best fit for your situation. We brief the guarantor company on your profile before submission.
Why it mattersWithout a US guarantor, most apartments are closed to you. We open them.

Landlord and Agent Coordination
We communicate directly with listing agents and landlords. We present your profile before the application lands so there are no surprises.

Lease Guidance and Move-in Support
We review your lease before you sign, flag non-standard clauses, and explain your obligations clearly. We then coordinate the move-in inspection, key handover, and first contact with building management. We stay available for 30 days after you move in.
Why it mattersThe first week in a new apartment in a new country is chaotic. We handle the details so you can focus on starting your program.
Fee
How our fee works.
HAUS charges a broker fee equal to one month’s rent. The fee is paid at lease signing, once you have a signed lease and a confirmed move-in date. Nothing is due before that.
In New York, tenants who choose to hire their own broker pay the broker fee directly. This is standard practice. When you hire HAUS, we work exclusively for you, not for the landlord.
The fee covers everything: apartment search and deal negotiation, lifestyle matching, fraud prevention, virtual tours and in-person visits, application structuring, guarantor coordination, landlord communication, lease review, and move-in support.
How it runs
The full process:
We work backwards from your move-in date. The cycle below is paced for the IENYC fall intake.
Step 01
Discovery call
20 minutes on the phone. Budget, neighborhood preferences, IENYC class schedule, guarantor situation.
Step 02
Profile & shortlist
We build your application file and curate a first shortlist of 8–12 verified options.
Step 03
Tours
Live virtual walkthroughs and, where possible, in-person tours with one of our agents on the ground.
Step 04
Application & negotiation
We submit a clean application, negotiate rent and concessions, route you to the best guarantor option for your profile.
Step 05
Lease review & signing
Line-by-line review in plain English. Remote signing via electronic signature if you’re not yet in NYC.
Step 06
Move-in coordination
Wire transfers, COI, building paperwork, key handover scheduling. Move-in date locked.
Step 07
You arrive
Keys in hand. Move-in inspection done, building paperwork closed out, first contact made with management.
Step 08
Ongoing support
We stay reachable for the first 30 days after move-in. Anything that comes up, like building issues, paperwork, or neighborhood orientation, we handle it so you can focus on starting your program.
When to start
Earlier doesn’t help.
Later compresses options.
NYC inventory turns over on a 30 to 60 day window. Landlords don’t accept applications more than ~60 days before move-in. Starting in May for an August move is the sweet spot. The further past that you start, the fewer real options you have.
